TIP:  A licensed real estate agent can show you ANY listing, even when listed by another agent.  If you aren't sure what kind of home or community you want, an agent can guide you in the right direction, saving you countless hours of fruitless looking. By working with one agent, that person gets to know your needs and wants. 

If YOU see a property that looks interesting, call your agent to get information about it or to show it to you.  When it comes time to write an offer, a buyer's agent will do a comparative market analysis. This can help determine a fair and reasonable price for the property. 

Do you have pets?  Not much of a problem if you are looking for a single family home. HOWEVER, most condos have  restrictions in terms of numbers and types of pets as well as weight limitations.  If you have an interest in purchasing a condo, make sure you know the pet policy. 

Your agent can then negotiate the best deal for YOU.  Count on an experienced, full-time, knowledgeable agent with whom you feel comfortable and who knows the business.  The commission is paid by the SELLER.  Check references and happy hunting!

TIP:  Determine the pros and cons of selling by owner.  In a buyer's market, especially, you need all the help you can get from a skilled Realtor who can price it competitively, market it, and get the best price for you   Most importantly, a Realtor  can get a property national and international exposure. A Realtor can also make sure a prospective buyer has been pre-qualified or pre-approved.

Find and interview agents.  Interview those who KNOW your neighborhood and who have a proven track record of sales.

Assess the agent's knowledge and experience.  It's not ALWAYS about the number of properties the agent has sold but his/her ability, willingness and energy to market the property.  Make sure the agent is FULL time and available.  

Hire someone who will communicate on a regular basis.  Tell the agent how often and how you would like to be contacted (e-mail, phone, etc).  You want someone who will answer your questions or concerns in a timely manner. 

If you are doing a short sale, hire someone with expertise who understands the process and who can negotiate with the lender on your behalf.

Ask for a WRITTEN marketing plan.  Ask what the agent will do that will distinguish him/her from the next one.  Review examples of marketing materials and where the listing will go online.  Exposure is everything in a competitive market!

Determine the right asking price.  Don't hire the agent who gives you a high price just to get the listing.  How do you know it's the right price?  Ask for a comparative market analysis of the neighborhood and a listing of ALL properties for sale there AND what has sold in the last 3 months.  You also want to know how long these properties have been on the market.
